GENERAL PLAN:
Inland side of Pacific Coast Highway at 7th Street (between
7th and 6thstreet).
This application is a request to permit the following:
Construct a mixed use residential and commercial project,
including six residential condominium units and four
commercial suites.
The property is zoned Downtown Specific Plan District 1
and designated Specific Plan in the General Plan.
SITE HISTORY: This site is currently vacant.
PRJECT DESCRPCTION: This Project will be consists of 6 (4- 3 bedroom and 2 -2
bedroom) residential units for a total of 8,800 sq. ft. and 4
commercial suits for a total of 4,400 sq. ft. The project also
includes 29 subterranean parking spaces and 10 surface
parking spaces.
EXCEPTIONS: Special Permits will be requested to address the building
setbacks in order to achieve a more interesting design .
SURROUNDING USES: The property is located adjacent to the City's historic
downtown. The surrounding uses are:
North - Multi Family Residential (apartments)
East - Vacant and limited commercial
(coffee and surf rentals)
West - Commercial (gas station)
South - Open Space (beach parking)
ENVIRONMENTAL ISSUES:
There are no significant environmental impacts associated with this project. The project
site is not within any known hazardous waste and substance site.
LAND USE COMPATIBILITY:
The proposed project will be compatible with existing new development in the
surrounding area. The units are similar in density, size, height and setback to the
new development existing and proposed in the Downtown.
AFFORDABLE HOUSING:
Any required affordable housing associated with this project will be proposed at an off
site location.
DESIGN REVIEW:
The Design Review checklist for mix use project will be completed at a later date.
