HomeMy WebLinkAboutAdministrative Permit APX2008027 - Project DescriptionHuntington Beach Planning Department 12-29-2008 Pro ect address Filsinger Residence 1837 Park Street Huntington Beach CA 92648 Our project is for a second story addition to an existing single story sfr In the rear of the house adjacent to the alley we propose a three car garage with a bonus room above The two structures will be connected with an enclosed budge which has conditioned air Below that would be a open air veranda with an outdoor fireplace and seating, with the bridge acting as a covering so as to serve a dual purpose We truly feel this makes for the best use of the bridge and area below This does cause our lot coverage to go slightly over the fifty percent standard the city has set to a total of fifty three percent The front yard set back is at twenty feet The right side is at five feet the left side is at seven feet The rear against the alley has a ten foot set back after the dedication Additionally the actual footprint is under the fifty percent This design would be both aesthetic and functionally superior to a narrow hallway bridge connecting the house Our option to narrow the budge would not look as nice nor function as well as the current design We respectfully submit this waiver application Thank you for your consideration John & Janet Filsinger 1837 Park Street Huntington Beach CA 92648 714 612-0138
