HomeMy WebLinkAboutAdministrative Permit CUP2008024 - Project DescriptionNARRATIVE LOCATION: 16202-16242 Piedmont Circle (at Pacific Coast Highway) Piedmont Cove Homeowners Association, Huntington Beach REQUEST: To permit an existing 6-7 ft. high wrought iron vehicular access gate to remain in place at the Piedmont Cove community. The existing pedestrian gate that was originally constructed with the vehicular access gate was removed to maintain lateral coastal access through the community to the water (Huntington Harbor) as required by the California Coastal Commission. The gates were installed approx. 20 years ago soon after the approval of the tract. The 20' wide vehicular access gate is equipped with a Knox entry system previously approved by the HB Fire Dept. The gate prevents vehicles from driving down the private street searching for parking spaces. There is no public parking available in the community. DESIGN: The design and color of the gate compliments the existing homes and perimeter walls. Landscaping improvements are provided along the entry to the five (5) unit neighborhood. The location of the gate does not result any loss of parking spaces. ZONING: (Q) RM (Qualified - Residential Medium Density) GENERAL PLAN: RM - 15 (Residential Medium Density) SURROUNDING USES:North - Condominiums (Mariner East - Huntington Harbor West - Restaurant Commercial (Sam's Seafood) South - Condominiums (Bayport) April 21, 2008 April 28, 2008 To: Project Planner The subject Administrative Permit (AP) application is being submitted as a result of a California Coastal Commission requirement to correct unpermitted improvements within the Piedmont Cove community. This includes the request to permit the existing vehicular access gate which has been in place for approximately 20 years. The other Coastal Commission requirement is to remove existing spa equipment and the spa enclosure walls along the water. The owners will be requesting Coastal Commission approval to install pipe fencing to match the existing pipe fencing where the spa enclosure walls were located while maintaining access along the water. It is our understanding that this component does not require to be part of the AP application. We further understand that separate building permits will be required following Coastal Commission approval. Please inform us otherwise.
