We propose to add a second story to an existing first story.
This existing one story home was originally built 24" over the
the setback line on Olive Street . We do not know what the City
setbacks or original building criteria were at the time of it's
original construction but the footprint is not to code by today's
standards . The structure appears to be sound and our client
is aware that he has a prime location, so he would like his
addition to have curb appeal . The improvement would not only give
our client what he needs but it would also help to beatify the
a promant corner of downtown Huntington Beach.
We have one issue that requires your special consideration.
Our client is not interested in changing the existing footprint
or lot coverage however he is interested in adding a second
floor to his home. Our proposed plan uses the existing exterior
walls for support . This puts our new second floor over the side
setback lines by 24" on the street side.
Aside from this one issue , the proposed addition meets all
other design criteria set by the City of Huntington Beach and
the State of California.
