Hello Myriam,
Staff reviewed the project and commented favorably on the overall design and proposed
layout. The following is a list of comments generated at our Project Review meeting
regarding your proposal:
1) Required Residential parking within the parking structure should be designated for
the specific use of residents of the complex.
2) The upper-story setback shall average a minimum of ten feet. Please verify
compliance.
3) A five-foot front setback is required to the below-grade parking structure. Also,
the setback is subject to the review and approval of the Public Works Dept. Based
on the slope percentages proposed, a Special Permit request shall be included with
the fromal application submittal.
4) Private open space is required in the amount of 120 square feet per unit for two
bedroom units and 60 sq. ft.per unit for one-bedroom units.
5) Common open space is required at 25 percent of the residential floor area. Minimum
dimensions for common open space area shall be 20 feet. If your design cannot
accommodate the minimum dimension, a special permit can be requested.
6) Parking calculations shall be based on exterior wall to exterior wall measurements
of floor area. Please identify how you are calculating the net floor area for which
you based your parking calculation on the retail and office portion of the building.
15% of the total number of units (one unit) shall be designated as affordable to
amilies of low or very low income.
8) Any request to demolish existing buildings is subject to the review of the
Historical Resources Board. The HRB will identify if there is any architectural,
cultural, or other historical significnace prior to releasing a demolition permit.
9) The colored renderings provided depict rooftop deck areas above the third story
plate line. These decks are subject to Planning Dept. review for compliance with the
Code. At this time, staff is of the opinion that these decks do not meet the three-
story limitation identified in the Code.
10) The formal submittal should address the manner in which the proposed development
relates to adjacent properties.
