Your application was acted upon by the Planning Department of the City of Huntington Beach on August
15, 2006, and your request was approved. Included in this letter are the findings and conditions of
approval for this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the
Planning Department is final unless an appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must be in writing and must set forth in detail the action and grounds by
which the applicant or interested party deems himself aggrieved. Said appeal must be accompanied by
a filing fee of Four Hundred Ninety Four Dollars ($494.00). The appeal shall be submitted to the
Secretary of the Planning Commission within ten (10) calendar days of the date of the Planning
Department's action.
The last day for filing an appeal and paying the filing fee for the above noted application is August 25,
2006.

Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that a Lot Line
Adjustment becomes null and void two (2) years after the date of final approval, unless executed by
recordation.
It is recommended that you immediately pursue completion of the Conditions of Approval and address all
requirements of the Huntington Beach Municipal Code and Subdivision and Zoning Ordinance in order to
expedite the processing of your total application.
I hereby certify that Lot Line Adjustment No. 06-06 was conditionally approved by the Planning
Department of the City of Huntington Beach, California, on August 15, 2006, upon the foregoing
conditions and citations.

FINDINGS AND CONDITIONS OF APPROVAL
LOT LINE ADJUSTMENT NO. 06-06
FINDINGS FOR PROJECTS EXEMPT FROM CEQA:
The Planning Department finds that the project will not have any significant effect on the environment
and is exempt from the provisions of the California Environmental Quality Act (CEQA) pursuant to
section 15305 of the CEQA Guidelines, because the project consists of a minor lot line adjustment, not
resulting in the creation of additional parcels nor a change in land use or increase in density, in an area
with an average slope of less than 20 percent.
FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 06-06:
1. The granting of Lot Line Adjustment No 06-06 for the adjustment of lot lines between two adjoining
parcels resulting in one 50 ft. wide lot (5,750 sq ft.) and one 25 ft. wide lot (2,875 sq. ft.) will not
create any additional parcels or building sites.
2. The resulting parcel alignment will conform to Titles 20-24 of the Huntington Beach Zoning and
Subdivision Ordinance (HBZSO) because it will comply with the requirements for minimum area,
width, frontage, setbacks, and site coverage.
3. The lot line adjustment will not sever any existing structure(s) on the resulting parcel configurations.
Currently, the 50-foot wide lot is developed with a single family home, which complies with all the
required setbacks and will not be severed by the proposed lot line adjustment. The 25-foot wide lot
is vacant and will be developed with a single family home and comply with all setbacks and
applicable development standards identified in Titles 21-25 of the HBZSO.
4. The lot line adjustment will not allow a greater number of dwelling units than allowed prior to the
adjustment. The resulting lots will yield a total of three residential units based on the maximum
allowed density per the HBZSO, which is consistent with maximum number residential units allowed
per the original subdivision of the tract.
5. A plat map showing the lot line adjustment has been prepared and approved and will be filed in
accord with the provisions of Section 253 24 of the HBZSO.
CONDITIONS OF APPROVAL - LOT LINE ADJUSTMENT NO. 06-06:
The plat map received on and dated May 18, 2006, and maintained in Planning Department case file
LLA 2006-006, shall be the approved layout. The lot line adjustment form shall be submitted to the
Public Works Department for final review and modified as necessary pursuant to the requirements of the
Public Works Department prior to recordation.
INFORMATION ON SPECIFIC CODE REQUIREMENTS:
1 Lot Line Adjustment No 06-06 shall not become effective until the ten-calendar day appeal period
has elapsed

2. Lot Line Adjustment No. 06-06 shall become null and void unless exercised within two years of the
date of final approval or such extension of time as may be granted by the Director pursuant to a
written request submitted to the Planning Department a minimum 30 days prior to the expiration
date.
3. The lot line adjustment shall comply with all applicable provisions of the Municipal Code, Building
and Safety Department, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
