LOCATION: 124 11th Street (Southwest corner of 11th Street and Walnut Avenue) DATE OF ACTION: June 2, 2004 Dear Mr. Kent: The Planning Department of the City of Huntington Beach reviewed and denied your request to deviate from the maximum allowed lot coverage of fifty percent (50%) by four (4%) percent in accordance with Section 241.22 of the Huntington Beach Zoning and Subdivision Ordinance. Attached to this letter is the finding for denial for your application. Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the Planning Department becomes final at the expiration of the ten-day appeal period. A person desiring to appeal the decision shall file a written notice of appeal to the Secretary of the Planning Commission within ten calendar days of the date of the Planning Department's action. The notice of appeal shall include the name and address of the appellant, the decision being appealed, and the grounds for the appeal. A filing AP 04-06 June 3, 2004 Page 2 of 3 fee shall also accompany the notice of appeal. The appeal fee is $485 for a single-family dwelling prop- erty owner appealing the decision on his/her own property. The appeal fee is $1,540 for all other appeals. In addition, no special circumstances are applica- ble to the subject property, including size, shape, topography and location. Strict application of the zoning and subdivision ordinance does not deprive the subject property of privileges enjoyed by other properties in the vicinity and under identical zone classification. Based on the submitted plans dated April 26, 2004, the addition would have to be reduced by 116 square feet to comply with the fifty (50%) percent lot cover- age.
