Proposed changes to 527 10th Street include the following:
• Demo existing outdoor staircase connecting between 1St level, 2"d level,3rdlevel,
and deck above the garage, and build new stairs.
• Demo existing raised deck and solid pony walls over garage. New deck will be
surrounded with new Mediterranean style railing on 3 sides and a new solid wall
on one side. This wall is an extension of an existing wall at the property line
between house and garage. The new deck area will not be raised. A new Jacuzzi
and gazebo will be installed later. New lighting will be installed.
• Replace solid pony walls around rear balconies on 2"d and 3rd floors with railing.
• Build a gable over rear balcony on 3`d floor level, supported by columns.
• Build a new arch (14" wide) with railing to match deck and balconies, connecting
house and garage.
• Build a parapet wall at roof line on front and partial side of house. Existing
sloping roof will remain and proper drainage will be provided to side of house.
c Reshape existing front balconies on 2d and 3`d floors to reduce protrusion toward
l Ot" Street but widen. Support balconies with columns at all levels.
• Replace existing wood railing on front balconies with new railing.
• Replace sloping roof over front 3`d floor balcony with a gable roof, supported by
columns.
• Demo 3`d floor level of two "bump-out" window bays and build gables over the
2"dfloor of these window bays.
• Demo a third bump-out and apply new stucco and new sheetrock.
• Enclose existing balcony over front door area, creating closet space.
• Build a gable over front entry door and support with columns.
• Replace existing windows and add two additional new operable windows.
• Add four non-operable windows
• Replace doors.
• Remove existing heavily textured stucco and replace with smooth stucco.
Decorative mouldings will be installed around windows, at roofline, etc.
• Install new, recessed lighting over all balconies.
