NOTICE OF FILING STATUS
Application: LOT LINE ADJUSTMENT NO. 05-15 (BAROT PROPERTY)

Request: To increase the width of an existing 25-foot wide lot by three feet and
reduce the width of an adjacent 28-foot wide lot by three feet.
Project Location: 619 Twelfth Street, Huntington Beach
Dear Mr. Del Boccio:
NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your entitlement
application and has determined the application to be incomplete. The following information
and/or corrections are requested in order for the Planning Department to deem your application
complete and continue the review process of your application:
MINIMUM APPLICATION REQUIREMENTS
1. Please submit three sets of the completed lot line adjustment form, revised to address the
following:
a. The submitted "Exhibit B" and "Exhibit C" provide for the reduction in width of one lot
from 25 feet to 22 feet and the increase in width of one lot from 25 feet to 28 feet. The
minimum lot width corresponding to the zone is 25 feet.
b. The submitted Lot Line Adjustment form lists AP 024-013-16 only. It appears, however
that AP No. 024-013-17 would be also affected by the proposed lot line adjustment.
c. The depth dimensions of Lot Nos. 21, 23 and the adjacent lots to the north, as depicted
in "Exhibit B" and "Exhibit C" are inconsistent with the Tax Assessor's Parcel Map and
appear to be inaccurate (do not reflect prior dedications for alley widening and corner
radius).
d. The legend provided in "Exhibit B" and "Exhibit C" shows distinct line types for "Existing
Lot Line To Remain Per This Adjustment" and "Existing Lot Line". Please provide clarify
the distinction in terms of the proposed adjustment. Identify the proposed lot line in the
exhibits.

e "Exhibit B" and "Exhibit C" provide a proposed area figure for Parcel A However, two
parcels would be affected by the proposed lot line adjustment Provide area figures
corresponding to each affected lot
2 Provide proof of property ownership for all affected property
Please submit the above-noted information and/or corrections as soon as possible in order for
the Planning Department to continue the review process of your request Please note,
additional comments and concerns may be generated upon receipt of the requested
information. Also, completion of the corrections and/or the submittal of the additional
information does not presume approval of the application requested
