Waiver for Site Coverage
Dear Planning Staff,
This application is a request for a waiver of maximum required site coverage for the above
referenced project. The actual building coverage easily complies with the requirement
guidelines. The issue is the actually the size of specific roof overhangs. Building coverage
including covered porches totals 5,114 sqft (maximum allowable is 5,349,5 sq ft). Roof
overhangs (approximately 3'-6') at the lower floor total 522.5 sq ft which accounts for the
overage (287 sq ft). (S2, 1 c , T?=V )
The proposed residence is a contemporary Craftsman with considerable single story conditions
surrounded by a predominantly single family residential neighborhood . The deeper eaves at the
lower floor condition simply enhances this specific style of Architecture. This request is very
similar to a waiver request granted to this office for a residence at 1112 Park Street which has
been very well received by both the City of Huntington Beach and all of the surrounding
neighbors.
