I'm submitting this IPZR with the assumption the City council will adopt the
proposed 20% variation on the set back restrictions.
My objective is to improve the outside appearance of my house and its
functionality, thereby contributing to the ongoing improvement of my immediate
neighborhood.
I have two unique problems inherent to the size and configuration of my lot. My
driveway and garage are too small to maximize use of either. The location of a drain curb
and entryway column inhibits my access to both driveway and garage. By expanding my
garage and eliminating the column I would be able to park a truck in the garage and a car
on the driveway and maintain a 17ft driveway on the angle dictated by the driveway cut
By adding a new architectural element in front and a new roofline I would be able
to contain a stairway within its parameters. This would also allow me to move the front
entry door out of direct view of the kitchen. With these two adaptations I can improve the
neighborhood ascetics and the functionality of my home.
