Staff has completed its Initial Planning and Zoning Review of the proposed addition to the residence located at 18975
Rockinghorse Based on the unique physical characteristics of the lot and similar variances issued within the surrounding
area, it is likely that staff can support a variance to allow a 10-foot rear yard setback in lieu of the required 25 feet
Variance requests within the subject area are scrutinized carefully by member of the Homeowner's Association,
surrounding neighbors, and local decision-makers as to their justification Therefore, the homeowner should be put on
notice that although it is likely that staff will support the variance, there may be opposition to the request by members of the

Architectural Application - Remodel Resubmittal
Dear Mr. and Mrs Ward,
The Architectural Review Committee has reviewed your resubmittal plans for the above referenced improvement.
Please be advised that your application for a patio cover has been approved as submitted, subject to the following
1) provided same color and roof as existing building
2) must have 25 foot set back from rear property line and 10 feet on each side
Please note that the Architectural Guidelines prohibit the placement of contractor signs from being placed on your
property and from storing materials or supplies on the walkways or in the public streets. Please refer to the Architectural
Guidelines and advise your contractor accordingly.
Please be advised that any deviation from the approved plans will be grounds for a Cease and Desist of the project If
there are any changes made, final working drawings will be required, and can be submitted to Progressive Community
Management for the Committee's next review. Please remind your contractor to clean the construction site on a daily
basis, which includes sweeping the streets and gutters
Approval of any project by the Architectural Review Committee does not waive the necessity of obtaining the required
building permits from the City of Huntington Beach
