NOTICE OF PUBLIC HEARING

You are receiving this Notice of Public Hearing because you own proper ty, are a resident,
or conduct business within close proximity of the item checked below. The Zoning
Administrator Public Hearing is scheduled for:

ALL INTERESTED PERSONS are invited to attend said hearing and express opinions or
submit evidence for or against the application as outlined below. A copy of the
application is on file in the Planning Department, 2000 Main Street, Huntington Beach,
California 92648, for review by the public. If you challenge the Zoning Administrator's
action in court, you may be limited to raising only those issues you or someone else
raised at the public hearing described in this notice, or in written correspondence
delivered to the City at, or prior to, the public hearing. If there are an further uestions

NOTICE IS HEREBY GIVEN that the Zoning Administrator will hear the following items:
O 1. COASTAL DEVELOPMENT PERMIT NO 07-006; ADMINISTRATIVE PERMIT NO. 07-
010 (ANDERSON RESIDENCE) Applicant: Suzan Beck Request: To permit the
demolition of an existing single-family dwelling and construction of an approximately
3,039 sq. ft., two-story, single-family dwelling with an approximately 638 sq. ft., attached
accessory dwelling unit (second unit). The request includes a review and analysis for
compliance with the Infill Lot Ordinance. The Infill Lot Ordinance encourages adjacent
property owners to review proposed development for compatibility/ privacy issues, such
as window alignments, building pad height, and floor plan layout. Location: 22042
Surfrider Lane, 92646 (southeast comer of Surfrider Lane and Playa Drive) Project

NOTICE IS HEREBY GIVEN that Item #1 is categorically exempt from the provisions of the
California Environmental Quality Act.
NOTICE IS HEREBY GIVEN that Item #1 is located in the non-appealable jurisdiction of the
Coastal Zone and includes Coastal Development Permit No. 2007-006, filed on 06/25/07, in
conjunction with the above request. The Coastal Development Permit hearing consists of a
public hearing, Zoning Administrator discussion and action. The Zoning Administrator's action
may be appealed to the Planning Commission within 10 working days accompanied by an
appeal fee set by City Council resolution. Item#1 is not appealable to the California Coastal
Commission.
ON FILE: A copy of the staff report will be available to interested parties at the City of
Huntington Beach, Planning Department.
