The facility will specialize in pitching and hitting instruction while placing an emphasis on youth character development and sportsmanship in all sporting activities. Sandlot believes that participating in sports is an experience that can be enhanced through practice, repetition and proper instruction. While improving sports skills, our training facility will focus on building positive character traits in each and every player on and off the field. Our motto is Self Esteem through Self Improvement. There are a number of instructional and motivational programs that will be implemented as described in Appendix A of this document. Sandlot has entered into a licensing agreement with The Sandlot Baseball and Softball Academies of Colorado. The Sandlot Baseball and Softball Academies is expanding across the country through an aggressive "licensee" program. Licensees gain access to The Sandlot Baseball and Softball Academies proven business model, buying group discounts, collective marketing program, and copyrighted instructional programs. Licensees will also be guided by The Sandlot Baseball and Softball Academies' experienced management team with over 100 years of baseball and business accomplishments. Sandlot utilizes trunnelt•for pitchingt-Actice and instruction. Instruction will be provided by current and former Division I college and/or professional ballplayers. Sandlot is an approximately 12,925 square foot facility, consisting of approximately 6,435 square feet for field training area, 456 sq feet for video training/mulitpurpose, 335 square feet of office, 300 sq feet of registration/check in 10 sq feet of lockers, 150 sq feet of Hall of Fame area, 400 sq feet of restrooms, 100 sq feet of pro shop and 120 sq feet of storage. See Appendix B for examples of the proposed facility and its layout. The facility's hours of operation will be: • Monday thru Thursday: 4:00 PM - 8:00 PM • Friday: 4:00 PM - 9:00 PM • Saturday: 10:00 AM - 5:00 PM • Sunday: 12:00 PM - 5:00 PM The multi-use rooms will be used for individual training purposes, including teaching and video analysis. The instructional area features six batting tunnels with pitching machines and retractable net dividers. The instructional area also contains two pitching tunnels equipped with pitching mounds for private pitching instruction and video analysis. Each tunnel is designed for individual training. The tunnels can accommodate a maximum of eight trainees receiving batting or hitting practice / instruction at one time. The entire instructional floor area (approximately 6,435 square feet) will be covered with Pro-Grass artificial athletic turf (similar to that used on professional athletic fields) and consists of netted cages that can be pulled back to open the area into a wide, open free space. When open, this area may be used for fielding practice, drills, or other activities that will benefit from an indoor simulated grass surface. Most options for softball practice are parks, schools, and outdoor batting cages. These facilities are technologically unprogressive and provide no means of instruction. They exist solely for the recreational player and do not provide a professional staff of instructors capable of teaching the proper fundamentals necessary to enhance a player's development. The location of the proposed facility makes it easily accessible to a large population in Huntington Beach, Garden Grove, Westminster and Fountain Valley. Each of these locations is situated within 10 minutes of the Sandlot location and each has significant youth athletic organizations operating within its territory. Also, several major high schools are located within minutes of the facility. Huntington Beach High School, Edison High School, Fountain Valley High School, Marina High School, Ocean View High School, and Westminster High School are all less than 10 minutes from the facility. Goldenwest College is also within 5 minutes of the facility. Marketin Strate Goals & Objectives Sandlot' marketing goal is to develop a well-known public image by effectively communicating and promoting the variety of services and unique programs that Sandlot has to offer. 3 Main Marketing Objectives: 1. Foremost among the facility's revenue sources are cage rentals and lessons. Strategy Sandlot' marketing strategy is to create awareness through a comprehensive advertising campaign that will include direct mail to all local area coaches and players. Advertisements and coupons will be placed in local publications. Flyers will be circulated to all schools in Central Orange County throughout the school year. We will keep the Sandlot name in front of our fans. Sandlot will also hand out flyers at all local ball fields during spring, summer and fall baseball and softball seasons. The power of personal relationships and contacts will not be overlooked. We will generate increased awareness and additional visits to the facility through our personal connections. Prior to opening for business, Sandlot will kick off a major advertising and promotions campaign. We will invite local teams to visit the facility and try out some of our equipment free of charge. The Sandlot Radio Network will be established in the local listening area during 2009. Although the show is structured to produce a key revenue stream, its importance in promoting the local facility is paramount. This integrated marketing approach will provide a cost effective means of reaching our target market. Sandlot' web site will also be a powerful sales tool. This is the cornerstone of the Sandlot Academy approach to teaching. Each portion of the ABCs represents a key component that, when combined, results in better students, better athletes, and better citizens. While many instructional facilities for sports place the emphasis on the game itself and development of the physical skills needed, Sandlot strives to place the physical skills in their proper place within the framework of life skills. Sportsmanship and attitude are the key qualities of an athlete's personality that allows him or her the ability to rise above the competition. College recruiters and Major League scouts evaluate thousands of prospects every season. The "Make-Up" of the athlete often becomes that intangible quality that pushes one individual ahead of another. Of the millions of young athletes who participate in baseball through their early years, only about 700 get to play at the Major League level at any given time. The approach to the sport of baseball which emphasizes the importance of academics and character will help each student of the academy become better citizens and important additions to our society. An athlete that excels in academics will get more opportunities thrust his or her way in the form of potential high school and college scholarships and future employment opportunities. An athlete with solid character will have the ability to excel in other aspects of life after sports. In addition to this emphasis as part of the normal skills instruction, Sandlot will offer several additional opportunities for athletes to increase their understanding of the "intangible" aspects of competition. Several courses and competitive activities will be offered to enhance the athletes understanding of the role of sports in their lives. Being on an athletic team is all about relationships and can be carried over to all aspects of the athlete's life. The Sandlot "Heart of an Athlete" programs will attempt to stress the importance of these relationships as a part of the whole package (skills, attitude, teamwork, sportsmanship) that the athlete has to offer. These character development opportunities will further separate Sandlot from other baseball/softball instructional facilities. The "Wall-of-Fame" will become a place where athletes can learn about the accomplishments of those Sandlot participants who preceded them in their goal of becoming the complete person and athlete. The individuals, whose stories and accomplishments are represented here, are viewed as the mentors of the current students of the Sandlot instructional programs. • wra • Sandlot HB Softball Training Academy The Sandlot Radio Network The Sandlot Radio Show is a 1-hour syndicated national radio show that runs for 32 weeks. It is hosted by Tad Powers our director of Baseball Operations. Tad will interview a current or former professional athlete and discusses the finer points of the game. The show is geared towards youth and teaching. As the broadcast is National, the show is picked up by local markets that reserve the last 15 minutes of the Radio show to showcase local events at their facility, interview professional athletes that may have grown up in the area, or showcase local high school teams or individual athletes. The Sandlot Radio Network will be introduced into the Orange County market (on a local radio station) within two years (most likely in 2010) of the opening of Sandlot HB. The Sandlot Radio Show in the local market will be shared with the Sandlot OC, located south of Huntington Beach in Lake Forest, California. Two distinct markets will benefit from one local broadcast. This arrangement will allow for the sharing of costs while obtaining the full benefit of the local listening audience patronage. The Sandlot Radio Network is also projected to provide a yearly net revenue stream of approximately $12,000 resulting from the sale of sponsorship packages and commercial air time. The secondary effect of market infiltration and free advertising for our local facilities is an advantage that will put Sandlot in the forefront of the local baseball industry. • • • • • ••• • Kids S orts Network*-' Kids Sports Network is a packaged program that helps baseball academies rr rk>'t'hrld sell vices directly to youth baseball and softball leagues. There is a course for coach rectification try 1 elks coaches run a practice and educates them on the basics of coaching, including how to properly manage kids and their parents. The Kids Sports Network program includes marketing plans, curriculum, coaches' certifications, one and two day specialty camps, and private lessons, in a comprehensive program format called Hardball Basic Training. This program name and ownership belongs to Hardball Basic Training. Under this program Hardball Basic Training will provide the program's on-field coaches curriculum, logistical, and marketing plans. Kids Sports Network will provide course curriculum, logistical requirements, and marketing plans. To become certified for a year a coach must complete the KSN Course, and attend at least one Hardball Basic Training on-field skills clinic provided within the Hardball Basic Training program. The coach must sign-in as an "Initial" coach. A coach may attend other on-field skills clinics if desired at no additional charge. Renewals: A coach must attend at least one on-field skills and sign-in as a returning coach on a KSN Coaches Roster. A league can require that their coaches return to a KSN Course each year too, as a requirement of their certification. The league may also renew a coach the following year by having him/her attend an on-field clinic and during the on field clinic review and sign the renewal form for KSN training. Sandlot utilizes tunnels for pitching practice and instruction. Instruction will be provided by current and former Division I college and/or professional ballplayers. Sandlot is an approximately 10,000 square foot facility, consisting of approximately 2,500 square feet dedicated to a business office, registration and counter space, vending machines, lockers, restrooms, a pro shop, and multi-use rooms. The remainder to the space is designated as a practice and instructional area. See Appendix B for examples of the proposed facility and its layout. The facility's hours of operation will be: • Monday thru Thursday: 4:00 PM - 8:00 PM • Friday: 4:00 PM - 9:00 PM • Saturday: 10:00 AM - 5:00 PM • Sunday: 12:00 PM - 5:00 PM The pro shop will sell quality equipment, apparel, and supplies. It will showcase bats, gloves, team apparel , training aids, accessories and more. The multi-use rooms will be used for teaching and video analysis, as well as educational and motivational lectures. When not used for educational purposes, the rooms will be used as party rooms for team parties or for children's birthday parties. The Birthday party packages will consist of group instruction or open hitting, followed by pizza and cake. The instructional area features six batting tunnels with pitching machines and retractable net dividers. The instructional area also contains two pitching tunnels equipped with pitching mounds for private pitching instruction and video analysis. The entire instructional floor area (approximately 7,500 square feet) will be covered with Pro-Grass artificial athletic turf (similar to that used on professional athletic fields) and consists of netted cages that can be pulled back to open the area into a wide, open free space. When open, this area may be used for team fielding practice, drills, or other activities that will benefit from an indoor simulated grass surface. The versatility of the facility is one feature that sets Sandlot apart from its competitors. The ability to quickly and easily convert the area into one large indoor field allows us to offer several revenue producing activities that complement our overall business objective of athletic instruction and youth character development. Whiffle ball leagues and tournaments, football passing camps, dodge ball tournaments, lacrosse practice, soccer practice, field hockey practice, bocce leagues and tournaments, and other sports related uses are being evaluated and will be pursued as local market conditions demand. SANDLOT HB Softball Training Academy Market With the increasing number of softball players in Orange County growing annually and with the increasing difficulty in obtaining practice fields, the opportunity to provide an indoor practice/instruction facility exists. Research shows the Orange County area is lacking in quality facilities and instruction. This creates an outstanding financial opportunity in that Sandlot provides both the serious and recreational players with an environment to improve their skills. Most options for softball practice are parks, schools, and outdoor batting cages. These facilities are technologically unprogressive and provide no means of instruction. They exist solely for the recreational player and do not provide a professional staff of instructors capable of teaching the proper fundamentals necessary to enhance a player's development. The location of the proposed facility makes it easily accessible to a large population in Huntington Beach, Garden Grove, Westminster and Fountain Valley. Each of these locations is situated within 10 minutes of the Sandlot location and each has significant youth athletic organizations operating within its territory. Also, several major high schools are located within minutes of the facility. Huntington Beach High School, Edison High School, Fountain Valley High School, Marina High School, Ocean View High School, and Westminster High School are all less than 10 minutes from the facility. Goldenwest College is also within 5 minutes of the facility. Merchandise For retail and team sales, Sandlot will compete with any retailer of baseball merchandise and equipment. We will offer strong delivery of team equipment, and will be priced competitively with other sporting goods retailers. It is hosted by Tad Powers our director of Baseball Operations. As the broadcast is National, the show is picked up by local markets that reserve the last 15 minutes of the Radio show to showcase local events at their facility, interview professional athletes that may have grown up in the area, or showcase local high school teams or individual athletes. The Sandlot Radio Network will be introduced into the Orange County market (on a local radio station) within two years (most likely in 2010) of the opening of Sandlot HB. The Sandlot Radio Show in the local market will be shared with the Sandlot OC, located south of Huntington Beach in Lake Forest, California Two distinct markets will benefit from one local broadcast.
