The following information and/or corrections are requested in order for the Planning Department to deem your application complete and continue the review process of your application: Please see the enclosed memorandum from the City of Huntington Beach Public Works Department, dated March 15, 2005, which, along with the enclosed "red-lined" copy of the submitted LLA form, identifies required corrections/revisions to the submitted Lot Line Adjustment form. Please return the original "red-lined" copy of the form with the re-submittal. Project Location: 22362/22372 Wallingford Lane, Huntington Beach Dear Mr. Hirezi: NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your entitlement application received and dated January 19, 2005, and has determined the application to be incomplete. The following information and/or corrections are requested in order for the Planning Department to continue the review process of your application: MINIMUM APPLICATION REQUIREMENTS Submit 12 copies of the Lot Line Adjustment form, revised to address the following: 1. Revise the lot line adjustment form to indicate the area of each affected parcel both before and after the proposed lot line adjustment. Please note that, contrary to the assertion made by Don Baker, the project engineer, during a telephone conversation on February 8, 2005, the existing lot area is not accurately stated on the Lot Line Adjustment No. 99-1 form submitted in conjunction with the subject application. 2. Provide a lot coverage calculation for proposed Parcel 2. 3. Revise the lot line adjustment form to clearly identify all affected lot lines. Please note that the submitted lot line adjustment identifies only an existing lot line to be removed and does not clearly indicate that the easterly and northerly lot lines of Parcel 2 are proposed to be reconfigured. CODE REQUIREMENTS 1. Provisions of the Huntington Beach Zoning & Subdivision Ordinance HBZSO Section 250.14(B) are such that a lot line adjustment may not be processed if the effect of the adjustment is to allow a greater number of dwelling units than allowed prior to the adjustment on any of the affected parcels. Notice of Filing Status: LLA NO.0 February 9, 2005 . 2/2 2. The maximum lot coverage applicable to each affected lot is 50%. (HBZSO Section 210.06). OTHER DEPARTMENTS COMMENTS Comments from other City departments will be solicited upon receipt of the information requested above. Please submit the above-noted information and/or corrections as soon as possible in order for the Planning Department to continue the review process of your request Please note, additional comments and concerns may be generated upon receipt of the requested information.
