HomeMy WebLinkAboutInitial Plan; Zoning Review IPZR2007006 - Project DescriptionApril 3, 2007 E0U o UCO U c N EP U N 0.-U- P City of Huntington Beach 2000 Main Street Huntington Beach, CA 92648 RE: Cad's Junior Restaurant, 6882 Warner Avenue drive through lane redirection Dear Sir or Madam, Thank you for your assistance with our application for our request to re-direct the existing drive through lane from a north direction to a southbound direction, add landscaping and parking stalls. The current direction places the drive through window on the passenger's side of the vehicle (opposite of the driver). This makes it difficult and awkward to conduct transactions with the drive through window for drivers. In changing the direction we can improve the circulation, increase landscaping and re-stripe the parking lot thereby increasing the existing number of parking. The net increase to the number of parking is 7 stalls. There are 39 existing stalls (including the stacking in the drive through lane.) After the re-stripe there are a total of 43 parking stalls (6 in the drive through lane). The net increase to the landscaping is 288 square feet. There is approximately 2,503 square feet existing. After the re-stripe there is 2,791 square feet. Therefore we strongly encourage staff to recommend approval of this request and offer the following findings: A. The granting of this request will not be detrimental to the public health or welfare or injurious to the prope rty or improvements in such zone or vicinity; B. The design of the proposed project would provide a desirable environment for its occupants and visiting public as well as its neighbors through and increase to landscaping, parking and on-site circulation that will remain appealing and will retain a reasonably adequate level of maintenance; C. The design and layout of the proposed project will not unreasonably interfere with the use and enjoyment of neighboring existing or future development, and will not result in vehicular and/or pedestrian hazards; D. The existing architectural design of the proposed project is compatible with the character of the surrounding neighborhood and will remain harmonious, orderly and attractive development contemplated by the provisions of the municipal code and the general plan; and E. The landscape considerations including the location, type, size and coverage of plant materials, provisions for irrigation, maintenance and protection of landscaped areas, have been provided to insure visual relief, to complement buildings and structures and to provide an attractive environment.
