Attached you will find a commercial project on 2 pieces of commercial property which
will be combined together as one lot. The plan includes 20 parking spaces that will serve
two separate offices in one building, one that will be used for a dental office. The second
will be a cultural facility that can be converted into a medical/dental office in the future.
The properties are located on 7782 and 7772 Warner Ave., Huntington Beach, CA. The
north side of the lots face Warner Ave., the south side faces an alley and the east and west
sides adjoin commercial vacant lots. Tentative hours of operation for both offices will be
8:00 AM to 10:00 PM, with about 5 employees. We will try to bring the building as
close to Warner Ave. as possible. We feel that this plan lends itself well to the
surrounding area.
The project design includes more than 8% of space dedicated to landscaping. Due to the
expenses involved with the land and construction, this project needs to be this size to
make this a profitable venture.
1) We would like to know whether or not the site plan is approvable so that we can begin
on the detail of the building itself? 2) Is the parking layout acceptable by city
requirements? 3) Does the elevation meet with the city standard? 4) Are the window and
door sizes/positions acceptable? We would appreciate a timely response to these
questions.
