Dear Planning staff:
On behalf of the property owner for 7582 Warner Avenue we are requesting an
I.P.Z.R. on a proposal to convert the existing auto related commercial center into
a mini storage facility. The proposal also includes the construction of two new
two story buildings for mini storage.
The site currently accommodates approximately 30,000 sq. ft. of commercial
activity, the proposal is to construct up to 45,000 sq. ft. of new mini storage.
The proposal is to improve the building facades along Warner Avenue and
increase the landscaping and parking area outside the security fencing.
We look forward to the City's review of our proposal. We request a meeting on
this project in the next few weeks in order to better explain the concept. At the
conclusion of your review and our meeting we are requesting the City's
comments in writing.

NARRATIVE
LOCATION:
REQUEST:
South side of Warner Avenue, between Nichols and Gothard
Streets.
This application is a request to permit the following:
To convert existing facilities and add new facilities for
mini storage.
ZONING AND
GENERAL PLAN: The property is zoned General Industrial and
designated Industrial in the General Plan.
SITE HISTORY: This site is currently auto related commercial.
PRJECT DESCRPCTION: This Project will consist of up to 75,000 sq. ft. of
mini storage facilities
EXCEPTIONS: No Special Permits or variances will be requested for this proposal.
SURROUNDING USES: The property is located adjacent to the City 's historic
downtown. The surrounding uses are:
North - Multi Family Residential (apartments)
East - Industrial
West - Industrial
South - Industrial (Rainbow Disposal)
ENVIRONMENTAL ISSUES:
There are no significant environmental impacts associated with
this project. The project site is not within any known hazardous
waste and substance site.
LAND USE COMPATIBILITY:
The proposed project will be compatible with existing
development in the surrounding area. The proposal will be
similar in size, height and setback to the other developments in
the area.
