storage facility and to construct two new 2-story building for a mini-
warehouse storage facility.

The Planning Department has completed the review of your application for Initial Plan,
Zoning & Review. The comments provided in this letter reflect Planning Department
review only and are limited to the information provided with the application submittal.
Additional issues, which may be of concern to other departments, are not addressed as a
part of this application. Please note that additional issues may be identified following
submittal of complete plans and/or application for entitlements.
The following is provided for your information:
1. ZONING. The project site is located within the IG (General Industrial) zone.
Mini warehouse storage facilities are permitted in the IG zone provided they
comply with the applicable development standards identified in Chapter 212 of the
Huntington Beach Zoning and Subdivision Ordinance (HBZSO).
2. PROCESSING. Additions to buildings on sites located within 300 feet of a
residential zone require approval of a conditional use permit from the Zoning

Administrator. The subject site is located within 300 feet from a residential zone.
Therefore the proposed addition requires approval of a conditional use permit.
The filing fee for a conditional use permit is $3,502.
3. FLOOR AREA RATIO. Per the Huntington Beach General Plan, the maximum
floor area ratio allowed for the subject site is 0.50, or a maximum floor area of
37,500 sq. ft. The plans indicate a floor area ratio of 1.0 or a total floor area of
75,000 sq. ft. Reduce the proposed floor area to comply with the maximum
allowed floor area ratio.
4. LANDSCAPING . Per Section 212.06 of the HBZSO eight (8%) percent of the
site or 6,000 sq. ft. shall be landscaped. The plans indicate that five (5%) percent
or 3,700 sq. ft. of the site is landscaped. Increase the amount of landscaped area
to comply with the minimum required site landscaping.
