NOTICE OF FILINGr STATUS
Application : Administrative Permit No. 05-13 (Stringer Granny Flat)
Applicant: Sara Stringer, 18121 Wellbrook Circle, Huntington Beach, CA 92647
Request: To convert an existing 2ndfloor game room into a granny flat/accessory
dwelling unit.
Location: 18121 Wellbrook Circle (Northwest corner of Wellbrook Circle and Talbert
Avenue)
Dear Ms. Stringer:
NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your entitlement
application and has determined the application to be incomplete. The following information
and/or corrections are requested in order for the Planning Department to deem your application
complete and continue the review process of your application:
CODE RE UIREMENTS
1. Section 210.06(M)(1)(e) requires access to any habitable area above the second story top
plate line shall be provided within the main dwelling and shall be consistent with internal
circulation. According to your submitted plans dated December 19, 2005 access from the
first floor or second floor to the third floor retreat can only be achieved by entering into the
proposed granny flat. One suggestion includes converting the existing third floor retreat to
the granny flat and leaving the second floor game room as is. A second suggestion is to
redesign the plans to provide internal access to the third floor retreat.
2. Section 230.10(B)(2) states the maximum size of a granny flat/accessory dwelling unit shall
not exceed 650 square feet. Please provide documentation on the plans of the total size of the
proposed granny flat/accessory dwelling unit.
3. Section 230.10(B)(5) requires compliance with Section 231.18(D)(11) - Residential Parking.
The code requires one addition off-street parking space for the granny flat/accessory dwelling
unit with a minimum of four spaces onsite if the property is located within a coastal zone.
Your property is required to have a total of six spaces. At minimum, two of the six spaces
shall be located in a garage and at least two parking spaces shall be located onsite. The
remaining two spaces may be located on the street adjacent to your property. The minimum

size of a parking space is nine feet wide by nineteen feet deep. Please provide a site plan
indicating the required onsite parking spaces.
Please submit the above-noted information and/or corrections as soon as possible in order for the
Planning Department to continue the review process of your request. Please note, additional
comments and concerns may be generated upon receipt of the requested information. In
addition, completion of the corrections and/or the submittal of the additional information does
not presume approval of the application requested.
