This letter is to notify you that I.E.C. is proposing to Educational Services at 8907
Warner Ave.,#261, Huntington Beach, Ca 92647 Pursuant to Section 241.24 of the
Huntington Beach Zoning and Subdivision Ordinance, the Neighborhood Notification
process is required. You may review the proposed plans at the Planning Department,
2000 Main Street, Huntington Beacn, CA, from 4/23/2009 to 5/4/2009, or contact the
Planning Department at 714-536-5271. All comments must be submitted to the Planning
Department prior to the expiration date for review of the proposal.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the
action taken by the Director of Planning becomes final, unless appealed. A person
desiring to appeal the decision shall file a written notice of appeal with the Planning
Department within ten calendar days of the date of the Planning Department's action.
The notice of appeal shall include the name and address of the appellant, the decision
being appealed, and the basis for the appeal. A filing fee shall also accompany the notice
of appeal. The appeal fee is $409.00 for a single-family dwelling property owner
appealing the decision on his/her own property. The appeal fee is $1,063.00 for all other
appeals. The appeal period starts at the end of the 10-day review period.

Ivy Elite of Ca. is an educational service providing supplemental academic instruction to middle
and high school students. Ivy Elite of Ca. serves two primary markets: 1) students who may
need additional assistance outside of their regular instruction at school in order to succeed
academically; and 2) students who seek to advance their studies beyond what is provided by their
regular instruction. I have 12 years of professional experience successfully managing and
operating education services. I look forward to the opportunity to bring this service to the
students and families of Huntington Beach.
The office will be open 6 days a week, from Monday to Saturday, 5 hours per day
maximum. There will be 2 employees, including myself. The office is 835 sq ft, with 4 rooms
for instruction and 2 rooms for office use. We will have a maximum of 5 students at any given
time. Typically, students will be provided instruction in a specific subject for an hour each
time.
Geographically, Ivy Elite of Ca. is located in an existing office building with a
commercial/office zoning designation. To the north and west of this project are residential uses
with a zoning designation of RMH(Q) belonging to the municipality of Huntington Beach. To
the south and east are commercial uses belonging to the municipalities of Westminster and
Fountain Valley.
