Your application was acted upon by the Zoning Administrator of the City of Huntington Beach on
August 22, 2001, and your request was Conditionall A roved. Included in this letter are the modified
Findings and Conditions of Approval for this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the
Zoning Administrator is final unless an appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must be in writing and must set forth in detail the action and grounds by
which the applicant or interested party deems himself aggrieved. Said appeal must be accompanied by a
filing fee of Two Hundred Dollars ($200.00) if the appeal is filed by a single family dwelling property
owner appealing the decision on his own property and Six Hundred Ninety Dollars ($690.00) if the appeal
is filed by any other party. The appeal shall be submitted to the Secretary of the Planning Commission
within ten (10) calendar days of the date of the Zoning Administrator's action.
The last day for filing an appeal and paying the filing fee for the above noted application is September 4,
2001.

Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that any application
becomes null and void one (1) year after the final approval, unless actual construction has begun.
FINDINGS FOR PROJECTS EXEMPT FROM CE A:
The Zoning Administrator finds that the project will not have any significant effect on the environment and
is exempt from the provisions of the California Environmental Quality Act (CEQA) pursuant to section
15315 of the CEQA Guidelines, because the project consists of a minor land subdivision in an urbanized
area which is zoned for residential use. The proposed project is in conformance with the General Plan and
Zoning Ordinance and no variances or exceptions are required.
FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 01-01:
1. The granting of Lot Line Adjustment No. 01-01, to allow a lot line adjustment for the consolidation of
two parcels into one 37,560 square foot parcel will not create any additional parcels or building sites.
2. The resulting parcel from the lot line adjustment will conform to Titles 20-24 of the Huntington Beach
Zoning and Subdivision Ordinance because it will comply with the requirements for minimum area,
width, frontage, setbacks, and site coverage.
3. The lot line adjustment will not sever any existing structure on either of the two parcels. The proposed
lot adjustment will not affect the existing buildings on-site.
4. The subject lot is zoned for general industrial uses, and allows a permitted density of 0.50 on the
subject site. The existing buildings will conform with the required density.
5. A plat map showing the lot line adjustment has been prepared and approved and will be filed in accord
with the provisions of Section 253.24.
CONDITIONS OF APPROVAL - LOT LINE ADJUSTMENT NO. 01-01:
1. The lot line adjustment received and dated July 6, 2001 shall be the conceptually approved layout.
INFORMATION ON SPECIFIC CODE RE UIREMENTS:
1. Lot Line Adjustment No. 01-01 shall not become effective until the ten-calendar day appeal period
has elapsed.
2. Lot Line Adjustment No. 01-01 shall become null and void unless exercised within one year of the
date of final approval which is August 22, 2002, or such extension of time as may be granted by the
Director pursuant to a written request submitted to the Planning Department a minimum 30 days
prior to the expiration date.

3. The Zoning Administrator reserves the right to revoke Lot Line Adjustment No. 01-01, pursuant to a
public hearing for revocation, if any violation of these conditions or the Huntington Beach Zoning and
Subdivision Ordinance or Municipal Code occurs.
4. The applicant shall submit a check in the amount of $43.00 for the posting of the Notice of
Exemption at the County of Orange Clerk's Office. The check shall be made out to the Coun of
Orange and submitted to the Planning Department within two (2) days of the Zoning Administrator's
action.
Please be advised that the Zoning Administrator reviews the conceptual plan as a basic request for
entitlement of the use applied for in relation to the vicinity in which it is proposed. The conceptual plan
should not be construed as a precise plan, reflecting conformance to all Code requirements.
It is recommended that you immediately pursue completion of the Conditions of Approval and address all
requirements of the Huntington Beach Municipal Code, in order to expedite the processing of your total
application.
I hereby certify that Lot Line Adjustment No. 01-01 was Conditionally Approved by the Zoning
Administrator of the City of Huntington Beach, California, on August 22, 2001, upon the foregoing
conditions and citations.
