It was determined by reviewing the chain of title documents provided by the Engineer that there are two separate lots and therefore a lot line adjustment is necessary to remove the existing lot line as conditioned.. 2. It has been previously reviewed with you that the title of the property is currently held in the name of Eleonore Hepprich who is the Applicant. The latest title documents I have received indicate this. 3. The legal description of property must be revised based on the information the Engineer provided. The description on the latest deed must Except Out the Public Road Easement for Warner Avenue and reference to the Recorded Easement in the Legal Description and Map Exhibit "B". 4. The Exhibit for the Legal Description Map must be Referenced as Exhibit "B" and the Site Plan Map as Exhibit "C". 5. The Legal Description must show the acreage, reference to the attached Exhibit "B" and indicate "Subject To All Easements Of Record, If Any". 6. What are bearings shown in legal description and Exhibit "B" based on? Show reference to recorded map or document and centerline of street or whatever alignment bearing is referenced to, be shown on Exhibit "B". This was previously requested on Plan Check No. 1. 7. Engineer must sign and stamp the Preparation Page of the Lot Line Adjustment along with the number of pages of the entire Document that would include the signature page, notary page, legal descriptions and All Exhibits. 8.
