Re: Request for IPZR - Huntington High School MOT Facility
Dear Mr. Strange:
Sedway Group/CB Richard Ellis Consulting has been retained by the Huntington Beach Union
High School District to evaluate redevelopment opportunities for the District's 3.8-acre
Maintenance, Operation and Telecommunication ("MOT") facility on Yorktown Ave. directly
across from the Seabridge Village shopping center. I have enclosed a site plan showing the
outline of the specific parcel in conjunction with the High School.
The facility detracts from the mixed-use development occurring in the area, so the District is
willing to relocate its facility to another less visible location. The constraint is that with current
and future budget limitations, the only way the District can afford to relocate the MOT, is if the
current site can be redeveloped with residential, retail or office uses and with sufficient density.
During my visit to the Planning Dept. last week, you indicated that it would be valuable to get an
Initial Planning and Zoning Review ("IPZR") on the property to indicate what type of
development would be supported by the City.
My specific questions would be:
1) Would multi-family apartments be supported?? What if they were combined with some
ground floor commercial ?? if so what density
2) If no multi-family can be supported, what would the maximum allowable density (FAR) be for
a commercial office building, as well as height limits, setbacks etc.
