We are asking the City of Huntington Beach Planning Department to grant us permission to exceed the maximum 50% lot coverage. We are requesting a six-percent increase to 53.2% lot coverage. The Subject property is a Spanish style partial 3-story single family dwelling. It consists of three bedrooms, 4-1/2 baths, office, lounge room, sundeck, and a balcony. The house is currently going through an addition and is under construction. (Permit #C2009002827) The property is located one block North East of Pacific Coast Highway. It's surrounded by a mixture of single family and multi-family dwellings. The area has many custom houses with their own unique designs. We are proposing an extension of 48sf to the new second story rear bedroom and also an extension of 72sf to the existing front balcony. The reason we are submitting this application is to improve the appearance and comfort of the house. The front exterior including the balcony has an ordinary design and is lacking an appealing feature. We are confident that the proposed extension to the balcony will give it the "eye catching" feature that so many Huntington Beach houses have. The railing will be of glass with a slight blue tint giving it a unique look. In addition, the extension will allow for a comfortable outdoor lounging area, which is very popular and considered a must have in this area. The rear exterior will also aesthetically improve by increasing the bedroom. It will create a 2'-6" overhang or "pop-out' look that also is consistent with the surrounding area. The extension will also line up with the overhang at the third level, which will allow us to relocate the railing to the edge, thus giving it a better appearance. In conclusion, we strongly feel we are enhancing the overall aesthetics of the house and the community without jeopardizing the zoning code. These additions will be consistent with the design of numerous houses in the surrounding area. I have enclosed photographs for your review.
