The following attachment is a redlined version from Public Works indicates all corrections necessary to complete the Lot Line Adjustment. Please provide one original copy of the corrected Lot Line Adjustment for final processing. In addition, please return the redlined version of the Lot Line Adjustment upon submittal of the corrected version. The original copy of the corrected LLA and the redlined version may be submitted to Steve Bogart in Public Works. Subject: L.L.A. No. 04-06, Public Works Plan Check No. 2 Comments. 1. The second signature shown on the original Owners Signature Sheet (Curt Hodding) must be notarized. 2. The signature for Curt Hodding Is required on the Corporate Grant Deed and notarized. Check this with the Title Company if necessary. 3. Surveyor must sign and stamp Exhibit "A" of lot line adjustment (wet sign) document. 4. Show Note for bearings and distances record information reference. 5. Show arrow to lot line to be removed. 6. Have Surveyor address all plan check corrections on the Original Lot Line Adjustment 04-06, shown on Plan Check 2 and resubmit to the Public Works Department for final review. 7. The name of the Title Officer to be contacted at Land America Southland Title is David Rodriguez at (949) 453-9000. Upon City approval of Lot Line Adjustment the Title Company Officer will be contacted to pick up the document and will procede to have it recorded along with the new Grant Deed. Subject: L.L.A. No. 04-06, Public Works Plan Check No. 1 Comments. 1. Show Lot Line Adjustment 04-06 reference on all sheets. 2. Provide latest Preliminary Title Report for property reference, along with copy of Deed of Trust, if any. 3. Since the same owner holds all existing properties in title, there must be a Grant Deed prepared for Parcel 1. The Owner must reconvey to themselves the property title interest. This Grant Deed should show the revised property description and also reference to Parcel 1 of Lot Line Adjustment 04-06 and show Document Number and recording date, once Lot Line Adjustment has recorded. The Grant Deed should be submitted to Public Works for review prior to approval of LLA 04-06. 4. Provide copy of Corporation Document that authorizes the Signers to sign for Corporation. 5. Print Names and Titles of Signers on document. Two signatures required for Corporation per City Attorney. 6. The original Owners Signature Sheet along with the lot line adjustment and Notary, must be signed by the Planning Dept. and submitted along with the revised Lot Line Adjustment to Public works for final review and the Public Works Directors Approval. 7. The Surveyor or Owner must make arrangements with their Title Company for the processing and recording of the Lot Line Adjustment and Grant Deed. The name of the Title Officer assigned to this project shall be provided to the Public Works Department along with telephone number for contact. Upon City approval of Lot Line Adjustment the Title Company Officer will be contacted to pick up the document and will procede to have it recorded along with the new Grant Deed. 1. Label all Exhibits "A", "B", and "C" V9. Show clearly the lot line to be removed on Exhibit "B" N(P 10. Show Easements on Exhibit "C" Site Plan for reference, if any. 11. Show the acreage of Parcel I on Exhibit "A" Legal Description. 12. Show reference to Exhibit "B" on Exhibit "A" document. LLA 04-06, Plan Check #1 Comments Sheet 2 of 2 13. Show Assessors Parcel No. on first sheet of LLA 04-06 14. Show reference to Bearings shown on Exhibit "B" correct bearing as noted. Why were record bearings not used on the boundary? 15. Surveyor must sign and stamp the lot line adjustment (wet sign) original signed document. 16. Have Surveyor address all plan check corrections shown on Plan Check 1 and resubmit to the Public Works Department for addition review.
