Please note as the lot:is:oAy 2$.75 :. square feet, the additional footprint of the structure will increase only 140 square feet. Currently, the 2875 square foot lot contains two structures -- a two-story house and a detached garage accessible from the rear alley. In our project, we are proposing connecting the two structures, by building a stairway between the rear of the 1St floor of the house to new rooms over the garage. This 71 square foot stairway accounts for about half of the requested additional lot coverage. We are also proposing increasing the depth of the garage by 3.5'. This widening of the garage accounts for the additional 69 square feet of lot coverage. Reasons for Initiating this Project: The homeowners need additional space for their family. The proposed room over the garage, while designated a bedroom, will be used primarily as a playroom for the homeowners' children and as a home office for homeowners. Currently, the homeowners use a small nook in their bedroom as an office but would like a room away from their bedroom to conduct business. Since the owners will be required to make structural changes to the garage to accommodate the addition, the owners are also proposed enlarging the garage. This garage expansion, while increasing lot coverage minimally, will allow for much-needed additional storage space. The first was to add a third floor over the existing house. The neighbors to the southwest recently completed a third story addition, visible in the attached photos. This option was ruled out for a number reasons, including the fact that the addition would line up with the neighbor's 3`a story addition. By placing the addition at the rear of the property, we are able to have a view towards PCH without obstructions. When comparing the massing of our proposed structure to the massing of the neighboring structures, the massing varies from the neighboring structures, to help maintain natural light, views and to add architectural interest. The stairway is proposed on the northeast side of the open space between garage and house. The stairway was carefully designed to minimize its height. Its windows were placed carefully not to line up with the windows on the house to the northeast. Since the house to the southwest is the same model as the subject, the open spaces between the houses and garages line up. By placing the stairway on the northeast side, the two open spaces remain connected, maintaining both light-filled open yards.
