Street Huntington Beach, CA 92648 This letter comes as a request for an Initial Planning Zoning Review. We would like you to review the conditions that exist on the property in respect to Site Coverage and determine if this will qualify for a Waiver of Development Standards. The existing 2- story single family dwelling with detached single-story garage was built about 9 years ago to all current codes. At 1,400 sq. ft. the existing site coverage is 49.5 %. In the proposed expansion the owner's wish to remodel the second floor to gain more usable laundry and storage space. We wish to add a bedroom and bath over the single- story garage and attach this to the dwelling with a bridge which would contain the relocated laundry area. Along with this, they wish to deepen the garage by 2 feet to better utilize the garage parking area. By adding these spaces the site coverage comes to 1,522 sq. ft. which is 53.8 %. The remaining remodel does not encroach on any zoning codes. My owner's wish to get a favorable decision to this proposal as they feel it is quite modest in respect to the current homes being built and is consistent with many 2-story / loft homes in the area which have living space over the garage.
