This letter comes as a request for an Initial Planning Zoning Review. We are requesting
that you review the conditions that exist on the property in respect to Site Coverage. The
existing single-story single family dwelling along with the detached 2-car garage occupy
1,638 sq. ft. of the 2,875 sq. ft. site. This results in an existing site coverage of 56.9 %.
Along with this existing non-conforming site coverage we have a front setback of 9'-11 ".
In the proposed expansion we will be moving the first floor building line back to 14'-6"
from the front property line with the second floor supported by columns and coming to
12'-0" from the front. As shown in the floor plans, the first level would be remodeled in
the front and the rear bedroom and bath would remain as the owner's have recently
refurbished this area.
The result of pushing the front back and adding the second floor results in the same site
coverage at 56.9 %.
My owner's wish to get a favorable decision to this proposal as they feel it is quite modest
in respect to the new 3-story homes being built in the neighborhood and they are bringing
the front setback into compliance. In addition to this is the fact that the project will be
much more economical than a complete tear-down which they cannot afford.
