A. TO BE COMPLETED PRIOR TO•ISSUANCE OF BUILDING-PERMITS:
1. The conceptual plot plan and elevations received July-2. 1975
shall'be the approved layout.
In its approval action, the Board of Zoning Adjustments considered the
following issues relating to the conceptual plan:
Lot area,,
• Lot width and lot depth;
• --Type of use and its relation to property and improvements in the
Immediate vicinity;
Past administrative action regarding this property.
In accordance with the City's Master Plan of Streets and•Highways,
an additional 2)1 feet of right-of-way on the alley shall be dedicated.
3. The developer shall participate in the local drainage assessment
district.

B. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. The alley and 18th Street shall be improved to the centerline of
such right-of-way. Said Improvement shall include curbs, gutters,
sidewalks, paving, street trees, street lights, street signs, street
drainage, and sewer and water main extensions, in full compliance
with the City of Huntington Beach street standards and. requirements.

C. GENERAL CONDITIONS:
1. A minimum 25 foot turning radius shall be provided for access to the
parking off the alley.
Please be advised that the Board of Zoning Adjustments reviews the conceptual
plan as a basic request for entitlement of the use applied for in relation to
the vicinity in which it is proposed. The conceptual-plan should-not be con-
strued as a precise plan reflecting.conformance to all Ordinance Code require-
ments.
It is recommended that you immediately pursue completion of the CCnditionsof Approval and address all requirements of the Huntington Beach Ordinance
Code in order to expedite the processing of your total application.
I hereby certify that Use Permit No. 75-36 was approved by the Board of
Zoning Adjustments of the City of Huntington Beach, California on July 2,
