ATTACHMENT NO. I
FINDINGS FOR APPROVAL - ADMINISTRATIVE PERMIT NO. 08-028:
1. The proposed 51.86 percent lot coverage does not exceed a 10 percent deviation from the maximum
lot coverage of 50 percent applicable in the RMH-A (Residential Medium High Density - Small Lot
Subdistrict) base zoning district, pursuant to Section 210.06 of the Huntington Beach Zoning and
Subdivision Ordinance.
2. The proposed increase in lot coverage allows for an enhanced project design by allowing for strategi-
cally placed decks and other private/common open space areas for both units. In addition, the pro-
posed design incorporates building variation and articulation through enhanced roof design, smooth
stucco finish, unique glass and solid core windows, and wrought-iron railing, which breaks up the
overall building mass and creates visual interest. The above-mentioned details will enhance the pro-
ject with no detrimental impacts to surrounding properties by complying with required front and side
yard setbacks, open space, height limits, and parking requirements.
3. The proposed dwelling would not otherwise require any discretionary permits, and will not in any way
degrade the environment or result in any changes to land use. With the exception of the proposed
51.86 percent lot coverage, the proposed addition conforms to all applicable development standards,
including required front and side yard setbacks, open space, height limits, and parking requirements.
