Andrew and Alicia Zchach own a home on 818 14th Street and would like to have
a lot line adjustment done on the north side of their property adjacent to 828 14th Street.
The existing and proposed use of the project site is a single-family residence. The reason
for the lot line adjustment is described as follows. The location of the applicants house
(818 14th St.) and the house south of (818 14th St) and adjacent to the applicant are both
non conformaning to side yard setback requirements. Further, a block wall exists
between the applicants (818 14th St) and the southerly neighbor (818 14th St), which
encroaches upon the applicant's property by approximately 3 feet, thus leaving the
applicant with approximately 47 feet of useable land. It is desired to adjust the
applicant's northerly line approximately 2.3 feet such that it will be no closer than 5 feet
from the existing house located at 828 14th Street. This solution will than enable the
applicant to build a house within an envelope of 40 feet wide without violating side yard
setbacks. The project site is bounded by 14th Street to the west, an alley to the east and
residential homes on the north and south sides of the project site.
