AN AMENDMENT TO THE ADOPTED LIST OF USES PER-
MITTED AS PART OF A MIXED USE INDUSTRIAL
DEVELOPMENT LOCATED ON THE SOUTHWEST CORNER OF
SPRINGDALE STREET AND ENGINEER DRIVE.
On July 7, 1981, the Planning Co mmission of the
City of Huntington Beach, California amended Resolution No.
1266 to include the following as a permitted use in
Building No. 3 of the mixed use development located on the
southwest corner of Springdale Street and Engineer Drive:
"The preparation, packaging, and distribution
of dried food products and other survival
related items."

RESOLUTION NO. 1266
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF HUNTINGTON BEACH ADOPTING A LIST
OF USES WHICH WILL BE ALLOWED AS PART OF A
MIXED USE INDUSTRIAL DEVELOPMENT LOCATED ON
THE SOUTHWEST CORNER OF SPRINGDALE STREET AND
ENGINEER DRIVE.
WHEREAS, Section 9530.2.-l of the Huntington
Beach Ordinance Code requires that a resolution be adopted
by the Planning Co mmission prior to the approval of a condi-
tional use permit in order to establish a listing of uses
which will be allowed in mixed use industrial development;
and
WHEREAS, the Planning Commission of the City of
Huntington Beach has reviewed the list of uses requested by
the applicant for Conditional Use Permit No. 80-24 and has
reviewed the proposed project and considered that said uses
are compatible with the proposed project and the surrounding
uses; and
WHEREAS, the developer has agreed to keep the City
apprised at all times of the ratio of commercial and office
operations, so that he does not exceed that which is author-
ized by the approval of this conditional use permit; and
WHEREAS, any violation of the terms of this resolu-
tion or of any condition of approval shall automatically
subject the conditional use permit to a public hearing for
possible revocation;
NOW, THEREFORE, BE IT RESOLVED that the following
list of categorical uses are permitted uses for the mixed use
development at the southwest corner of Springdale Street and
Engineer Drive and any additions, modifications, or revisions
to this list shall require a revised resolution prior to es-
tablishment of any such condition, modification, or revision:
Building No. 8 identified on the approved site
plan shall contain the commercial service and
office professional uses. Commercial and office
uses permitted in the mixed use development shall
be limited to the following: Fast-food take-out
services limited to one such use per street front-
age (e.g., sandwich shop, delicatessen, donut/
coffee shop) with no drive-through or major chains;
auto parts and storage; office supply and equip-
ment distribution and sales; artist supply distri-
bution, storage, and sales; computer service and
sales; electronic equipment service and sales;
television repair service and incidental
sales; locksmith; trophy and award manufacturing

and incidental sales; carpet warehouse (wholesale
and retail); vacuum and sewing machine reconditioning,
repair, and incidental sales; appliances (refrigerators,
washers and dryers, water heaters, air conditioners)
reconditioning, repair, and sales; interior decorators
(storage, showroom, and retail); glass and mirror com-
pany; commercial/industrial real estate (leasing,
property management, and sales offices); secretarial and/
or answering service; advertisement and marketing;
architect/engineering firm; travel agency; accounting/
bookkeeping services; insurance agency; credit offices;
security services; truck and auto leasing agency (no
outside storage).

On September 16, 1980, the Planning Commission approved Conditional
Use Permit No. 80-24 and adopted Resolution No. 1266. This
Conditional Use Permit was to allow the establishment of a mixed
use de v elopment for the industrial pro3ect located on the west
side of Sprinrdali Street south of _'ngi.neer Drive. Resolution
No. 1266 established a list of uses permitted in this mixed
use development. Attached is a copy of the resolution establishing
the permitted uses.
The property owner of this mixed use development is requesting
that Resolution ':c. 1266 be amended to allow an additional use
that was not included in the approved resolution. The proposed
operation will consist of packaginc, processing and distributir:g
of freeze dried foods and products rela..inc to survival needs
such as medical kits, water purifiers, generators and instruction
books. Since this operation ronuires a larger ar.ia for the pro-
cessine and pacKaci^c than for the distribution, this industrial
,me uuildire is an ideal Location for the proposed use. Also
indicated in the attached le*-tcr, the proposed -.,se will also have
wholesale distributinc and mail order shipoinj, which is also
more suited to the industrial scttine.
The staff has anal%-zed the recuest_ and feel's that this
use is suitable fcr the mixed use development.
