St. (APN 023-153-01) Dear Mr. Zelefsky: We are the owners of the property located at 402 Seventeenth St. The property is bounded by Orange Ave, Seventeenth Street, Pecan Ave. and an alley. The property is currently zoned CG, General Commercial and the General Plan designation is CN-fl -d, Commercial Neighborhood. The property is fully developed with commercial businesses consisting of a deli/liquor store, chiropractor, restaurant, bar, drycleaners, donut shop and nail business. These businesses provide services for local residences and beach visitors throughout the year. It is our desire to build a mixed-use development on the property consisting of commercial businesses and some form of residential housing such as single-family homes or condominiums. The specifics of the proposed development are still in the conceptual stage and will be until we hear back from the city regarding this request. As an alternative to the above-described scenario, we would also like the city's opinion of an all-residential development, possibly single-family dwellings or condominiums. Please include the city's process and opinion of this alternative. If we receive a favorable response to the above proposals, we would like to work closely with the city to provide the best possible project for this area of the city.
