SUBJECT: WAIVER OF DEVELOPMENT STANDARDS - HBZSO SECTION 241.22
REQUEST: This letter is a request for deviation to the City standard coverage ratio and lot to square
footage ratio. I am the new owner of the property and I am excited about remodeling this property to a
beautiful home. Currently, this property as seen in the attached photos is the eye sore of the block. It was
constructed in the mid 1970's and has not been maintained or cared for. I want to remodel this property into
an eye pleasing neighborhood, aesthetic friendly, home.
When this structure was constructed in the mid 1970's, it was built with nearly 6% coverage area deviation
(in today's City standards). The modification we are seeking to do will only cause the home to increase 3%
more to a 9% deviation from city standards. I am also asking for a floor area oe deviation of 5%.
IMPROVES DESIGN BY: The reasons why I believe the City will benefit by these two deviations are
two fold. First, and foremost the neighborhood will benefit by having this run down property modified to a
popular Tuscan architectural style. On the 100 block of 18th Street, there are several new Tuscan style
residences and our remodel will blend nicely with the existing modern homes. Second, the city will benefit
from the improvements by having increase tax revenues on a yearly basis as well as this improvement may
motivate other neighbors to update their homes so the neighborhood is a more desirable place to live. As
these homes continue to improve, this will cause property values to increase thus benefiting the City as well
as the homeowners. I hope you can see why these deviations make sense for the community.
