B. Area Description - This property is on the west side of Bolsa Chica just north of
Warner Avenue. The area is both. resident ial and commercial.

apartment buildings and parking separated by i4 wall; East, across Bolsa Chica is
commercial and apartments.

The existing zoning of these properties is C-2. The northerly property is. a
church,the middleproperty is a single family r sic nce with a tennis court,
and the southerly property is an insurance office and house.
The expansion of he church grounds is the pci;,le purpose of this
endeavor. Il e existin g structures w i]be demolished. ; phases and a new
sanctuary, multi-pu pose building, administrative and classroom building will
be consinicted,
The utilities for the three exist ing properties are already in place goy` Edison,
GTE, T : Gas Company, anal the pity of Huntington Beach. h ere. may need
to be slight revisions ixn the existing sei Dicing of these utilities when this land
is improved but these revisions should be minor. Bolsa Cbica is a fully,
