The proposed Sanctuary has been planned for a seating capacity of up to 300 people and is intended to primarily serve religious service space needs. ANALYSIS: The proposed,Sanctuary will be constructed on tre southeast side of the property along the Bolsa Chica Street frontage. The new building will maintain approximately 148 ft. and 1931fl. building setbacks to. the west and north residential property lilies respectively The proposed building siting maximizes setbacks from existing residential uses and precludes visual, noise and shad eshadow intrusions ..
