Dear Applicant:
Your application was acted upon by the Huntington Beach Board of
Zoning Adjustments on July 23 , 1986 , and your request was
Conditionally Approved.
Under the provisions of the Huntington Beach Ordi nance Code, the
action taken by the Board of Zoning Adjustments .s final unless an
appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must be in writing and must set forth
in detail the action and grounds by which the applicant or
interested party deems himself aggrieved. Said appeal must be
accompanied by a filing fee of one Hundred and Sixty -five Dollars
(165.00 ) and submitted to the Secretary of the Planning Commission
within ten (10) days of the date of the Board's decision.
The last day for filing an appeal and paying the filing fee for the
above no`-ed application is August 2, 1986,

Provisions of the Huntington Beach Ordinance Code are such that any
application becomes null and void one .(I) year after the final
approval, unless actual construction has begun.

FINDINGS FOR APPROVAL:
1. The establishment and maintenance of the relocation of three
(3) single family dwellings will not be detrimental to:
a. The general welfare of persons residing or working in the
vicinity;
b. Property and improvements in the vicinity of such use or
building.
2. The granting of the Administrative Action will not adversely
affect the General Plan of the City of Huntington Beach.
3. The proposc,l is consistent 71ith the City 's General Plan of Land
Use.
CONDITIONS OF APPROVAL:
1. The site plan received and dated June 23, 1986, shall be the
approved layout.
2. Provide public right-of-way and street improvements per Public
Works Department requirements.
3. All affected Departments shall be notified prior to issuance of
building pernits for review and approval of project to meet any
new Code requirements which may pertain.
4. The development shall comply with all applicable provisions of
the Ordinance Code, Building Division, and Fire Department.
5. Natural gas shall be stubbed in at the locations of cooking
facilities, water heaters, and central heating units.
6. Low-volume heads shall be used on all spigots and water faucets.
7. A?l building spoils, such as unusable lumber, wire, pipe, and
o_her surplus or unusable material, shall be disposed of at an
off-site facility equipped to handle them.
8. Prior to issuance of building permits, the property owner shall
sign, notarize, and record with the County Recorder a 'Letter
of Agreement' assuring that the single family residence will be
maintained as one (1) dwelling unit.
9. All applicable Public Works fees shall be paid prior to
issuance of building permits.

The Department of Development Services will perform a comprehensive
plan check relating to all Ordinance Code requirements upon
submittal of your completed structural drawings.
Please be advised that the Board of Zoning Adjustments reviews the
conceptual plan as a basic request for entitlement of the use
applied for in relation to the vicinity in which it is proposed.
The conceptual plan should not be construed as a precise plan
reflecting conformance to all Ordinance Code requirements.
It is recommended that you immediately pursue completion of the
Conditions of Approval and address all requirements of the
Huntington Beach Ordinance Code in order to expedite- the processing
of your total application.
I hereby certify that Administrative Action - Relocation Permit was
Conditionally Approved by the Board of Zoning Adjustments of the
City of duntinoton Beach, California, on July 23, 1986, upon the
foregoing conditions and citations.
