The purpose of this letter is to inform you of Koll Real Estate Croup's plans for the,
vacant parcels id2ntified as parcels 2 & 3 on Lot Line Adjustment No. 96-1. Although
these remnant arcels are within the City of Huntington Beach and zoned k-i we
:considerthem. part of the larger open space complex within the adjacent unincorporated.
area as designated in the recently approved Bolsa Chica LC.P. KREG has no intention of
pursui ng residential developing these two parcels given their irregular shape and
inability to meet city site development standards.

Dear Susan,
The purpose of this letter is to clarify the intended use of parcel 1 on Lot Line Adjustment
NVo. "96.1. As stated in the application for the lot line adjustment, the intended use for
parcel 1 is the expansion of my side and rear yards to allow more area for my children, to
play,
Currently a the backyard on my lot is one of the smallest in the tract because of its narrow
.triangle configuration on the east side. My ultimate plan is to remove the existing
backyard block wall to put in a swimming pooland make the remaining yard (expanded
parcel 1) a turf area with trees, shrubs, etc; where the children have ample room to play.
It is not my intention to subsequently! subdivide the property and go into the residential
development business.
I hope this clarifies my intentions relative to the lot line adjustment. There is no hidden
agenda here, I merely want a larger yard for my kids. If you have any questions please
