Dear Applicant:. Your application was Conditionally Approved bar the Zoning Administrator of the City of Huntington Beach on February , 1991. Included in this letter are the Conditions of Approval for this application. Under the provisions of the Huntington "Beach Ordinance Code,, the action takken by the Zoning Administrator is final unless an appeal is filed to the City Council by you. Said appeal must be in writing and must set forth in detail the action and grounds upon. which you deem yourself aggrieved. Said appeal must be accompanied by a filing fee of Two Hundred Dollars ($2110.00) and must be submitted to the Secretary of the City Council within ten (10)days of the date. of the Zoning Administrator's decision. The last day for filing an appeal and. paying the filing fee for the above-noted application is February 19, 199.1. Provisions of the Huntington Beach Ordinance Code are such that application becomes null and void twenty-four (24) months after final approval, unless the lot line adjustment has been recorde the the with the County Recorder or an extension of time has been granted bythe Board. FINDINGS FOR APPROVAL.` I. The lot line adjustrmment will not create a nonconforming parcel. 2. The lot line adjustment will not create a nonconforming yard. requirement. LLA No. 89-5 Page Two 3. The lot line adjustment will not sever existing structures on the two lots. CONDITIONS OF APPROVAL A. TO BE COMPLETED PRIOR TO USE OR OCCUPANCY OF SAID PARCEL(S), FOR ANY PURPOSE : 1. The Lot Line Adjustment received by the Department of Community Development on September 20, 1989, shall be the approved layout. 2. Monuments for the newly- established property lines shall be readjusted in compliance with the Subdivision Map Act. A record of survey shall be completed to verify the location of the newly placed monuments. 3.. Said plat map shall be recorded with the Col-arty Recorder prior to the issuance of a certificate of compliance for the subject property. A copy of the recorded document shall be submitted to the Department of Community Development for the 'file. It is recommended that you immediately pursue completion of these Conditions of Approval in order to expedite the processing of Your total application.
