Box 2653 Costa Mesa, CA 92628 SUBJECT: LIMITED SIGN PERMIT NO. 97-1/7902 EDINGER AVENUE Dear Ms. Sehi: This letter shall serve as notice that the City of Huntington Beach Planning Division has approved Limited Sign Permit No. 97-1 to allow a face change on an existing non-conforming 45 foot high freestanding sign. The approval will permit use of the existing sign until May 1, 1999. The approval is based, on the following findings and conditions of approval: FINDINGS FOR APPROVAL-LIMITED SIGN PERMIT NO. 97-1 1. Due to unique circumstances of the proposed Wells Fargo Bank at 7902 Edinger Avenue, the immediate removal of the existing 45 foot high freestanding sign will result in a substantial hardship for the applicant because a new sign would also require upgrades to landscaping, parking lot layout, and asphalt paving. 2. The sign will not adversely affect other lawfully erected signs in the area as it will not obstruct visibility of any other sign in the area such as Arby's and Just Tires. The sign is approved for two years from the date of action, May 1, 1997. The sign will not obstruct vehicular or pedestrian traffic visibility and will not be a hazardous distraction due to the clear heig:,'. of approximately thirty-seven feet (37') that will be maintained between the ground and the lowest portion of the sign. The sign will be in keeping with the character of the surrounding area and will be architecturally compatible with the existing building. ITI NS F AP" OV L-LIMITED IGN PERNU T , 97-l 1. The site plans and elevations received and dated March 26, 1997 shall be the conceptually approved layout with the following modifications: The property address shall be incorpc. ated onto the poles of the pylr ,z sign. 2. The forty-five (45) foot high, 192 square foot sign shall be entirely removed or modified to comply with the "effective" sign code by May 1, 1999. The effective sign code shall be the regulations and development standards which govern the property as of May 1, 1999. Prior io issuance of building permits for the face change and removal of one cabinet, the applicant/property owner shall submit a cash bond for $1,475.00 to guarantee removal of the pole sign at the end of the two (2) year period. If the existing pole sign is not removed by May 1 1999, the City of Huntington Beach may utilize the $1,475.00 bond and remove the ''sign at the expense of the applicant/property owner. Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the director is final unless an appeal to the Planting Commission is filed by you or an interested party within ten (10) calendar days of the hearing date and the appropriate $650.00 fee is paid. The last day for filing an appeal for the above noted application is May 11, 1997. Any appeal must be in writing and must set forth in detail the action and grounds by which the applicant or interested party deems himself/herself aggrieved. Following the expiration of the appeal period and compliance with the conditions of approval, you may submit two (2) copies of the approved plans for building permits. Please be advised that approval of Limited Sign Permit No. 97-1 does not presume issuance of building permits. The Department of Community Development will perform a comprehensive plan check upon submittal of your sign proposal for building permits. Any changes, alterations or revisions to Limited Sign Permit No. 97-1 shall be reviewed and approved by the Department of Community Development prior to the erection or alterations of any sign, or issuance of applicable permits.
