WESTPORT RESIDENTIAL DEVELOPMENT
NARRATIVE
Lenriar Homes of California is requesting approval of a Lot Line Adjustment to adjust the
boundary between Lot 31 andLot B of Tract 15036. The adjustment involves moving the rearproperty line of Lot 31 approximately 3'/2 feet to the west into the residential rear yard to
accommodate additional width of landscaping within perimeter common area Lot B. which is the
main entry to the Peninsula residential community.
Approximately 103 square feet will be taken from Lot 31 (currently 10,492 square feet) and
added to Lot B. Because Lot 31 is a large cul-de-sac lot, the reduction by 103 square feet is
insignificant (less than one percent of lot area). The rear yard setback to the house from the
adjusted property line will be reduced by one foot (31 to 30 feet), which is still fifty percent
greater than the required 20 feet setback. Lot B will be landscaped and maintained by the
Peninsula Homeowner's Association.
The subject property is located within Planning Unit 111.2 of the Holly Seacliff Specific Plan and
is designated RL-2, Low Density Residential. The property has been graded in accordance with
approved Tentative Tract Map No. 14700R and construction of walls and landscaping is in
progress.
