The project will use an existing 49,250 square foot building located on the site. The project site location is shown is Evibit A. The existing site plan is shown in habit B and the proposed site plan is shoyo in Exhibit C.' The project would include 49,250 square feet of building- with 72 parking per spaces. Approximately, one half of the building will be used as a show room and the other half as warehouse/stockroom area. The purpose of this study was tc evaluate the potential parking demand from the proposed Central Wholesale Appliance Supply facility. This has been accomplished by reviewing two existing facilities in the San Diego area that are comparable in terms of the typeof business being offered at the Central Wholesale Appliance Supply facility. These two sites were monitored during a typical weekday and weekend to determine the peak parking demand, It can be assumed that a similar demand per square foot would occur with the proposed Huntington Beach facility. FINDINGS The following findings has been developed as a result of this study: 1. RKJK has co :ducted parking survey during both the weekday and weekend at two comparable Central Wholesale Appliance Supply facilities. These include the El Cajon site located at 1555 Fayette and the 2620 Financial Center site located in the City of San Diego. The El Cajon store is approximately 12,450 square feet, whereas, the San Diego store is approximately 20,000 square feet. Peak parking demand at the El Cajon store was 10 vehicles during the weekday and 10 vehicles during Saturday. The peak parking demand rate for the El Cajon store was 1 space per 1,245 square feet of building. 3. The peak parking demand for the San Diego site was 19 vehicles during the weekday and 26 vehicles during Saturday. The peak parking demand rate for the San Diego site was 1 space per 769.2 square feet of building. 4. The architect has estimated a parking requirement of 72 spaces, based upon the individual uses within the site and parking rates for these uses. 5. Based upon the RKJK parking survey, it is recommended that the peak parking demand from the San Diego store plus a 10% overage factor be utilized for planning purposes. Based upon that survey, an average parking rate of one space per 769.2 square feet plus 10% should be utilized for planning purposes. Based upon the 49,250 square foot building, this would require approximately 70 parking spaces. The proposed site plan provides for a total of 72 spaces, which meets the overall peak parking demand as determined by the parking survey. CENTRAL WHOLESALE APPLIANCE SUPPLY PARKING DEMAND SURVEY in order to assess the potentiaii peak parking demand RKJK conducted a parking survey of two comparable Central Wholesale Appliance Supply facilities in the San Diego area. These included the El Cajon site located at 1555 Fayette and the San Diego site locates at 2620 Financial Center. The El Cajon site consisted of a building of 12,450 square feet, whereas, the San Diego store included a building of 26,000 square feet. Both facilities provided on site parking, however, the El Cajon site has a very small parking lot, therefore, some on street parking did occur at that site. This parking demand was monitored in included in the parkingsurvey. The parking survey was conducted on June 3, 1999 (Thursday) and on June 5, 1999 (Saturday). Parking demand was accumulated at the site from 10 AM from 5 PM (store hours) at fifteen minute intervals. A summary of the parking demand at the El Cajon site is shown in Table I and for the San Diego site Table 2. The maximum parking demand for the El Cohone site was ten vehicles parked at the site and that occurred both during the weekday and on Saturday. For the San Diego site the peak demand occurred on Saturday when a total of 26 vehicles narked at the site. Weekday parking demand at the San Diego site was less than the Saturday survey at that site. Based upon the building square footage and parking demand, peak parking demand rates have been calculated for both the El Cajon and San Diego sites. Based upon the peak parking demand at the El Cajon site the parking demand rate of I space per 1,245 square feet occurred during the weekday and on Saturday. The proposed Huntington Beach facility would consist of 49,250 squd,c feet of building is equally divided between the show room and warehouse stock room area. Utilizing the peak parking demand at San Diego site the potential pacing demand would be approximately 64 vehicles. In order to acct:'rit for some additional peaking an additional 10% is recommended for planning pur;JDses. Therefore, a minimum of 70 vehicles should be parked for the site. The proposed site plan accommodates 72 vehicles on site, which should be adequate to meet the peak parking demand for the project. Parking demand has also been calculated by the project architect based upon the individual uses within. the site. The breakdown of the parking for the warehouse, showroom and office is shown in Exhibit D. Based upon individual uses within the site a parking requirement of 72 vehicles would be required, based upon the architect's calculations. The proposed s;`e plan accommodates 72 parking spaces.. CONCLUSION RKJK has completed a parking analysis for the proposed Central Wholesale Appliance Supply to be located at 16001,Gothard Street in the City of Huntington Beach. The proposed. project would consistof a 49,250 square foot existing building, which would include a showroom, warehouse and office space area. Based Upon a parking survey of comparable facilities in the San Diego region, RKJK has calculated the peak parking demand expected for the project. Based upon the size of the Huntington Beach project it is recommended that a minimum of 70 spaces be provided at the site.
