REQUEST : To adjust a lot line between Parcel 1 and the remainder parcel of
Parcel Map No. 97-120 to accommodate the existing screen wall
for Ho me depot to be located on the Home depot parcel of land
(Parcel 1), rather than th School District 's parcel (remainder
parcel).

Dear Applicant:
Your application was acted upon. by the Zoning Administrator of the City of Huntington Beach
on June 3, 1998; and your request was Conditionall A roved. Included in this letter are the
Conditions of Approval for this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action
taken by the Zoning Administrator is final unless an appeal is filed to the Planning Commission
by you or by an interested party. Said, appeal must be in writing and -must set forth in detail the
action and grounds by which the applicant or interested party deems himself aggrieved. Said
appeal must be accompanied by a filing fee of Two Hundred Dollars ($200.00) if the appeal is
filed by . single family dwelling property owner appealing the decision on his own property and
Six Hundred Fifty Dollars ($650.00) if the appeal is filed by any other party. The appeal Fhall be
submitted to the Secretary of the Planning Commission within ten (10) calendar days of the date
of the Zoning Administrator's action.
The la' 4± day for filing an appeal and paying the filing fee for the above noted application is
June 15, 1998.

Provisions of the Huntington. Beach Zoning and Subdivision Ordinance are such that any
application becomes null and void one (1) year after the; final approtal, unless actual
construction has begun.
FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 98-1:
1. The granting of Lot Line; Adjustment No. 98-1 for the adjustment of a lot line of 1.5 feet
between to adjacent parcels will not create any additional parcels or building sites.
2. The resulting parcels fo,n the lot line adjustment will conform to the standards of the PS
District (Public-Semi Public) and CG District (General Commercial) in terms of size and lot
frontage.
3. The lot line adjustment will not sever any existing structure on either of the two parcels. An
existing screen wall for Home Depot has been built on the School District parcel },hat needs
to be on the Home Depot parcel to assume ownership and maintenance responsibilities of the
wall.
4. The lot line adjustment will not allow a greater floor are ratio than ally wed prior to the
adjustment. The subject parcels are zoned for commercial and public space uses and do not
contain any residential units.
5. A plat map showing the lot line adjustment has been prepared and will be f l in. accord with
the provisions of Section 253..:4.
CONDITIONS OF APPROVAL - LOT LINE ADJUSTMENT NO. 98-1:
1. Lot Line Adjustment 98-1 received April 15, 1998 shall be the conceptually approved layout.
INFORMATION ON SPECIFIC CODE RE UIRENIEWS:
1. Lot Line Adjustment No. 98-1 shall not become effective until the ten day appeal period
has elapsed.
2, Lot Line Adjustment No. 98-1 shall become null and void unless exercised within one year
of the, date of final approval or such extension of time as may be granted by the Director
pursuant to a written request snbmitted to the Department of Community Development a
minimum 30 days prior to the expiration date.
3. The Zoning Administrator reserves the right to revoke Lot Line Adjustment No. 98-1,
pursuant to a pub' 1 hearing for revocation, if any violation of these cinditions or the
Huntington Beach Ordinance Code or Municipal Code occurs.

4. The development shall comply with all applicable provisions of the Municipal Code,
i3vilding Division, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
The applicant shall submit a check in the amount of $3 8.00 for the posting of the Notice
of Exemption at the County of Orange Clerk's Office. The check shall be made out to
the Coun of Oran e and submitted to the Department of Community Development
whin two (2) days of the Zoning Administrator's action.
The Department of Community Development will perform a comprehensive plan check relating
to all Municipal Code requirements upon submittal of your completed structural drawings.
Please be advised that the Zoning Administrator reviews the conceptual plan as a basic request
for entitlement of the use applied for in relation to the vicinity in which it is proposed. The
conceptual plan should not be construed as a precise plan reflecting conformance to all Code
requirements.
It is recommended that you immediately pursue completion of the Conditions of Approval and
address all requirements of the Huntington Beach Municipal Code in order to expedite the
processing of your total application.
I hereby certify that Lot Line Adjustment was Conditionally Approved by the Zoning
Administrator of the City of Huntington Beach, California, on June 3, 1998, upon the foregoing
conditions and citations.
