9811,3.1 of the Huntington Beach Ordinance Code.

Your application was acted upon by the Zoning Administrator of the City of Huntington Beach on
March 30, 1994 and your request wry t Tditic real rtiL _. Included in phis letter are the Conditions
of Approval for this application.
Under the provisions of the Huntington Beach Ordinance Code, the action taken by the honing
Administrator is final unless an appeal is filed to the Planning Commission l y° yots or by an interested
party, Said appeal must be in writing and must set forth in detail the action and grounds by which the
applicant or interested party deems himself aggrieved. Said appeal must be accompanied by a filing fee
of Two Hundred Dollars ($200.00) if the appeal is filed by a single family dwelling propertyower
appealing the decsion on his own property and Six Hundred Fifty Dollars (S650.00l if the appeal is fled
by any other party. The appeal shall be submitted to the Secretary of the Planning Commission cvithil
ten (10) calendar days of the date of the Zoning Administrator's action.
The last day for filing an appeal and paying the filing fee for the above noted application is
April 11.1994:
Provisions of the Huntington Beach Ordinance Code are such that any application becomes null and
void twenty-four (24) months after the final approval, unless a plat neap has been recorded in compliance
with the conditions of approval has been recorded with the County Recorder or an extension oftime has
been granted by the Zoning Administrator.
FINDINGS OR. APPR.( VAL:
The lot line adjustment will not create a nonconforming parcel, loth parcels involved in the lot
'line adjustmenovill meet all aspects of the Huntington Beach Ordinance Code rega 'ing lot
width, lot size, etc.

2, The lot line adjustment will not crea`e a nonconforming yard requirement. Lot 20 of Tract 6904
w.. lain more property with the lot line adjustment and will continue to meet all yard
requirements. The area to '.he north and west of the lot line adjustment will become street right..
of-way for the new Island Bay Lane.
3. The lot line adjustment will not sever existing structures on the two lots. The existing structure
will be setback a minimum of fourteen (14) from the new property line.
4. The lot line adjustment will not allow a great--r number of dwelling units than allowed by the
code prior to the adjustment. One (1) single family dwelling is currently permitted on Lot 20.
The density will not change as a result of the lot line adjustment.
COND TIONS OF APPROVAL:

PURPOSE:
1. The Lot Line Adjustment received by the Department of Community Development on
March 21, 1994, shall be the approved layout with the following modifcations;

It is recommended that you immediately pursue eumpletior of the Conditions of:.pproval and address
all requirements of the Huntington Beach Orc)inance Code in order to expedite the processing of your
total application.
I hereby certify that Lot Lint Adjustment No. 94-2 was Conditionally Approved by the Zoning
Administrator of the City ofHuntingtor' Beach. California, on March 30. 1994 upon the foregoing
conditions and citations.
