Dear Mr. Kung,
This letter is in response to the plans you submitted in connection with the Code
violations you have received. The plans were reviewed by the Planning Department, Fire
Department, Building Department, and Public Woiks. The consensus among the
departments about your submitte plans was that changes would have to be made in order
for the plans to be in accordance with city standards and codes. These changes include
the following:
•The minimum driveway width may be no smaller than 27' no., larger than 45'.
Planters currently exist in the driveways off of Magnolia Street (not shown on the
submitted plans), These planters will have to be removed. The planter which exists
between the two driveway aisles may remain, but may not encroach into these aisles.
(See attached standard city plan #211.)
•The Public Works Department requires that the plans show a delivery truck would be
able to make a right turn (90°) into the parking lot from the right southbound lane of
Magnolia Street as another vehicle is exiting the center. (See the two attached sheets)
The planter designated "*1" on the plans and the parking spaces designated "**4" on
the plans nay have to b- removed in order to accommodate this requirement.
•The turning radii within the parking lot may not meet city Fire Department
specifications. Please show on the plans that all corners can accommodate a fire
vehicle requiring a 17'145' radius, or show on the plans that the turn is from a 28'
wide drive aisle to another 28' wide drive aisle. This requirement is in addition to the
Public Works requirement for delivery trucks off of Magnolia Street.
'Please show the dimensions of all handicapped parking stalls. They need to conform
to ADA standards,
Please revise the plans according to these requests and resubmit them to .he Planning
Department. They will be reviewed for compliance. If they are found to comply with the
above requests, you will then be contacted about what steps you will need to take to b. ing
this project into conformance with city standards and codes.
