Dear Applicant:
Your application was Conditionally Approved by the Zoning Administrator of the City of
Huntington Beach on July 26, 1989. Included in this letter are the Conditions of Approval
for this application.
Under the provisions of the Huntington Beach Ordinance Code, the action taken by tile;
Zoning Administrator is final unless an appeal is filed to the City, Council. by you. Said
appeal must be in writing and must se+ forth in detail the action and grounds upon which
you deem yourself aggrieved. Said appeal must be accompanied by a filiag fee of One
Hundred and Sixty-five Dollars ($165.00) and must be submitted to the Secretary of the
City Council within ten (10) days of the date of the Zoning Adininistrator`s decision.

is August 7, 1989.

Provisions of the Huntington Beach Ordinance Code are such that the application beconies

3. The lot line adjustment does not further sever any existing structures. The
common property line between lots 8 and 9, as it exists, severs an existing
structure and will tempos ari y continue to do so after the adjustment. No new
entitlements shall be issued on the subject property until the lots are properly
consolidated through the Parcel Map process.
4. The lot line adjustment does not allow a greater number of dwelling units than
allowed by this code prior to the adjustment.
CONDITIONS OF APPROVAL:
A. TO BE COMPLETED PRIOR TO USE OR. OCCUPANCY OF SAID PARCEL(S) FOR
ANY PURPOi..jE:

1989 shall be the approved layout.
2. Monuments for the newly established lot configurat:;,n shall be readjusted in
compliance with the State Subdivision Map Act.
3. A copy of the recorded parcel map shall be filed with the Department of
Community Development.
4. Lots 8 and 9, Block 404, Huntington Beach Tract, Main Street Section shall be
consolidated through the Parcel Map process prior to any new zoning entitlements
being approved on the subject lots.
