This building fronts PCH with landscape only between it and the street The pedestrian space in front of the building ties directly to PCH and to the southerly building. The southerly building is multi-tenant retail on the ground floor and offices on the second floor. The natural slope of the site is utilized to create a parking level below the building adjacent to the rear parking area. Parking forthe retail uses is mainly in front of the building and the retail entries face the street Parking and the entry for the second floor offices is mainly facing the parking area behind the building The breezeway connects the two parking areas for shared use of all parking The building jogs at the breezeway to accommodate an existing easement in the rear an's create more dynamic massing for the building. The pedestrian spaces in front of the building and the office decks at the rear are more intere due to the varied massing of the building.
