Dear Applicant:
Your application was acted upon by the Zoning Administrator of the City of Huntington Beach o
October 18, 1995 and your request was Conditionally Approved, fncludt!d in this letter are the
Conditions of Approval for this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, ie action
taken by the Zonli g Administrator is final unless an appeal is filed to the Planning Commission by
you or by an interested party. Said appeal must lie in writing and must set forth in detail the
action and grounds by which the applicant or interested party dens himself aggrieved, Said
appeal must be accompanied by a filing fee of Two Hundred Dollars t W'200 0O Otwrw if the appeal is
filed by a single family dwelling property owner appealing the decision on his own property and
Six Hundred Fifty Dr rs (S650.00) if the appeal is filed byr any other party. Thc appeal Shall be
submitted to the Secretary of the Planning Commission within ten (1(i)calendar days of the date
ofthe Zoning Administrator's action.
The last day for filing an appeal and paying the filing fee for the above noted application is
October 30, 1995,
Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that and`
application becomes null and void one (1) year after the final approval, unless actual construction
has begun,
FINDINGS FOR APPROVAL-LOT LINE ADJUSTMENT NO. 95-1 95-2 95-3:
1. The lot line adjustments between Lots I and 2, Lots I I and 12, and Lots 22 and 23 within
Tract 15033 will not create any non conforming parcel. All six (u) lots involved will maintain
the same lot frontages, and the minimum lot area requirements for the approved Tract.
2. The lot line adjustments '.will not create a non conforming yard requirement. The lot line
adjustments will allow standard building plans to be plotted on the six (16) lots while meeting
the minimum setback requirements,
3. The lot line adjustments will not sever existing structures on the six lots. The standard
building plans will maintain the minimum setback requirements
4. The lot line adjustments will not allow a greater number of dwelling units than allowed by the
code prior to the adjustment. The tract is t-.)cate}d within the Residential Medium High
Density district and will continue to permit six (±f? sinle family residences on the sic lots.
CONDITIONS OF APPROVAL - LOT LINE . DJI STMENT ?4 . 95-1, 95-2, 95.3:
1. The site plans dated and received on September o, 1995 shall be the conceptu hll"approved layout.

Permit No. 94-29 shall remain in effect,
Please be advised that the Zoning Administrator reviews the conceptual plan as a basic request for
entitlenlent of the use applied for in relation to the vicinity in which it is proposed. The
conceptual plan should not be construed as a precise plan reflecting confhrmwanccc'Ki all Code
requirements.
