HomeMy WebLinkAboutLot Line Adjustment LLA1988001 - Project DescriptionNARRATIVE The purpose of this narrative is to define the requ:re- ments as requested by the City of Huntington Beath for a lot line adjustment. Parcel 1 (Parcel 4, P.M. 139/27-28) is cur- rently zoned Ml-CD and is currently being dev loped.puursuant to plans approved by the City of Huntingtoi Beac . The devel- opment will consist of eight industrial buildings on eight lots, the buildings range in size from approximately 4,200 square feet, to 9,600 square feet. The project has been designed to accom- modate a large variety of small ser7ice industries, including, but not limited to, sheet metal fabrication, machine shops, electronic components, assembly, fabrication and distribution. All utility systems have been designed and are currently being installed in conformance with the plans approved by the City of Huntington Beach. Landscape and irrigation plans have been approved by the City as well as a review of the proposed re- strictive covenants. Parcel 2 (Parcel 3, P.M. 139/27-28) is currently zoned M1-CD. Plans have been submitted to the City of Huntington Beach and have been approved. There is no current construction on this site. All utilities have been designed and approved by the City. The project as designed will accommodate a lage num- ber of service oriented uses pursuant to the zoning, and as designed will consist of five small industrial buildings on five lots aggregating approximately 42,000 square feet. Both proj ects have been designed by the same design persozel and therefore provide benefit of some master planning. The approval of the lot line adjustment will allow for a squaring of the lots and therefore a more aesthetic devel- opment and will eliminate areas which would create mainten- ance t.,-td other problems.
